Q: What building work can I do without Building Regulation approval?
You do not have to make an application for all building works. The following are some examples of works exempt from Building Regulation Approval.
- Generally a detached garage with a floor area not exceeding 30m2 and constructed substantially of non-combustible materials.
- A carport, not more than 30m2 floor area, and open on at least two clear sides.
- A conservatory (with a clear roof) or porch less than 30m2 internal floor area, and is fitted with the relevant safety glazing or guarding to the critical locations.
- Certain temporary buildings and agricultural buildings are also exempt.
It is always advisable to contact the Building Control Section to discuss in detail your proposals and complete a one stop shop enquiry form as you may need other permissions, or may be required to provide a letter at a later date when you are selling your property.
The Council holds weekly One Stop Shop meetings to discuss any proposals. This meeting is attended by other relevant departments and following the meeting you will be advised if you need any type of local authority permission.
