You can apply for building regulation approval in two ways:
1. Full plans application
This method is suitable for most types of building work.
Domestic (includes charge sheet)
- you submit detailed plans for approval
- we check the plans to ensure they meet building regulations
- site work is inspected to match the approved plans
- you receive:
- a plans approval certificate
- a completion certificate when the work is finished
This method is often preferred by mortgage lenders.
Non-domestic (includes charge sheet)
- used for buildings covered by the Regulatory Reform (Fire Safety) Order
- plans are checked for compliance with building regulations and fire safety standards
- you receive:
- a plans approval certificate
- a completion certificate when the work is finished
2. Building notice (includes charge sheet)
This method is for small domestic projects like extensions or internal alterations.
- you do not need to submit detailed plans
- specific drawings or calculations may be required to clarify certain parts of the construction
- all work must still comply with building regulations
- a completion certificate is issued once the work is approved
