Changes to Building Regulations requirements June 2023

New requirements came into force on the 15 June, 2022 for:

  • Ventilation (Approved document F)
  • Conservation of fuel and power (Approved Document L)
  • Overheating (Approved Document O)
  • Supply of Electric Vehicle (EV) charging points (Approved document S)
     


Starting your building work before 15 June, 2023

The change to the new standards allows for any project submitted before the 15 June, 2022, to continue to be built to the “older” standards as long as the work commences before the 15 June, 2023.

A “Commencement” of work for an extension / new build is classed as:

  • The excavation of strip foundation
  • The preparation of ground or raft foundation
  • The installation of pile foundations
  • The installation of drainage specifc to the project / plot

Starting work after 15 June, 2023

Any project submitted before 15 June, 2022 that commences work after 15 June, 2023 will have to meet the new updated standards as they apply to that particular project.

An additional charge may have to be made to cover the cost of necessary re appraisal of plans that must be updated in line with the new national standards.
 

Please note:  The new standards and transitional provisions for the introduction of new standards are decided by national Government and are not something the Council or Building Control bodies have any discretion over
