Social Value Reduction for Rent and Licence Fees

In July 2017 the Council’s Finance & Policy Committee approved a policy whereby rent reductions of up to 75% of their market value would be considered on sales and leases where the proposed use is to have a positive impact on the community. Sales & Lettings at less than market value are subject to an applicant’s eligibility, which is decided based upon the information provided by the applicant. The form below must be submitted prior to a lease or sale being granted or at the time a rent review being considered as applications for a reduction cannot be granted retrospectively.  Once the form has been completed please return it so the application can be considered by the Council, which will decide what level of discount can be applied.

What we will do next
Once we have received the completed form we will check it’s eligibility and seek consent to either approve or reject the application. If it is approved the level of social discount to be applied will also be decided. This can be either 25%, 50% or 75% depending on how many of the 3 criteria can be demonstrated. We aim to assess nominations within eight weeks of receipt.

Applicants are not able to appeal the decision made.

In the interests of openness and transparency we publish social value lease details, including the cost of the rent, any discounts applied as well as the term of the lease and any utilities paid.
